Two platforms dominate professional reality capture: Matterport and NavVis. Both create navigable 3D digital twins, but they are built for different jobs. Here is an honest head-to-head, plus where the other players fit.

Matterport: fast, polished, marketing-ready

Matterport is the most recognized virtual tour platform. It is quick to deploy, produces clean dollhouse views, and is ideal for CRE listings, hospitality, and smaller-to-mid facilities where a shareable, attractive tour matters most. Accuracy is good for marketing but not survey-grade.

NavVis: survey-grade scale

NavVis uses wearable and trolley mobile mapping to capture large, complex environments quickly at survey-grade accuracy. It shines in big industrial plants, factories, and AEC projects that feed point clouds into BIM. The trade-off is cost and a more technical workflow.

The other options

For survey-grade terrestrial scanning, Leica (BLK360, RTC360) and FARO remain standards in engineering. For lighter budgets, iGUIDE and 360-photo tools cover basic tours and floor plans. These are worth knowing, but most commercial buyers land on Matterport or NavVis.

The verdict

There is no single winner — the right platform depends on the deliverable. The catch is that buying into either ecosystem (hardware, software, training) is a real commitment. The most efficient path for most commercial teams is to work with a provider that already runs both and matches the platform to each project, so you never force one tool onto the wrong job.
